Fire Detection and Alarm Systems Inspection

Periodic inspection of fire detection and alarm systems tests at least once a year the detection infrastructure of smoke, heat, flame and gas detectors together with manual call points, the control panel, acoustic-optical warning devices and the fire scenario automation (closing ventilation, releasing doors, stopping lifts). As the early-warning layer acting before extinguishing, an inspection gap silently collapses the entire fire safety chain.

Inspection Items

  • Detector test: Triggering with representative or sampled smoke/heat; response time and position accuracy. In dusty-damp areas, sensitivity calibration and contamination alert on beam (aspiration) detectors.
  • Panel and zones: Triggering each detection zone separately, fault-silence logic, standby battery duration test, software history and review of disabled zone records — a hidden disabled zone is the most critical finding.
  • Call point and warning: Call point triggering, sounder pressure level field measurement, flashers, voice alarm scenarios and panic countdown verification.
  • Automation dialogue: Feedback on the panel for damper closure, fan stop, door release (magnetic), curtain and sprinkler flow switch signals.
  • Service record: Keeping the daily/monthly/6-month/annual maintenance schedules (as required by EN 54) and personnel competence.

Legislation and Standards

The inspection period is at least annual under the Regulation on Protection Against Fire in Buildings and Law No. 6331; tourism, infrastructure and high-risk classes may tighten the operator procedure. Product standards are the TS EN 54 series (detector, panel, siren, cable integrity), design and placement TS EN 54-14, and maintenance TS EN 54-13 (planning, design, installation, commissioning, service and maintenance of systems). Fault and disablement logs of automatic detection systems are the auditors' first question.

Risks and Operator Recommendations

The most common field findings: detector zones disabled during construction-dust periods and never re-enabled, the panel fault signal being persistently silenced, sound level staying below machine noise, and one-way automation dialogue (command sent, feedback unmonitored). Therefore the inspection must read panel logs and disabled-zone reports. For kitchen/garage detectors falsely alarming due to sensitivity, the right type and staged-alarm strategy is proposed. Combining the detection test with the evacuation drill (emergency lighting, wayfinding) demonstrates the real-world value of the certificate.

Under the Fire Buildings Regulation and TS EN 54-14/-13 (system design-maintenance), detection-alarm installations run annual function control; in practice a monthly panel-fault review, a detector cleaning period in dusty-misty environments (manufacturer, half-yearly) and the user daily-monthly visual are also planned. The system is asked in fire-acceptance and insurance audits and must not run silently in a life-safety facility.

Dirty-dead detectors (insects-grease-dust), disabled-strapped zone (false-alarm fatigue), weak panel battery or disabled charge, broken siren-announcement loudspeaker wire, unpowered door-release electromagnet, relay-input module failure and clock-log drift. The trouble often comes not from the device but from the operator habit of silencing alarms: a muted zone and a disabled announcement are fatal in a real fire.

Every detector-address based test result, scenario record, sound-light measurement and fault log produce an asset-level report; disabled zones, cleaning-replacement suggestions and urgency classification are generated. For critical findings (uncovered zone, dead announcement, battery fault) the operator is warned in writing and an interim measure is suggested until removal (night patrol, portable detector). The next annual control runs comparative on this reference and the report stays in the OHS-fire file.
