Periodic inspection of wet, dry and gas fire extinguishing systems covers sprinkler and hydrant lines, foam systems and gas extinguishing groups such as FM-200, CO₂ and Novec 1230. Pressure and supervisory checks, pump performance trials, detector integration and nozzle/cylinder integrity are tested at least annually by authorised engineers. The purpose is to prove with measurements that a system that must act in the first minutes of a fire will really work at that moment.

System Types and Inspection Focus

  • Wet sprinkler: Alarm valve, jockey-main-electric-diesel pump set, pressure switches, unsprayed and free sprinkler heads, line pressure and end test valve flow verification.
  • Dry pipe system: Air pressure monitoring of the pipe, leakage and flow (evacuation) switch; critical in freezing warehouses.
  • Gas system: Cylinder weighing (fill level check), selector valve, delay-detection dialogue, room enclosure (leakage) test and emergency stop button function.
  • Foam and hydrant: Tank foam concentrate proportioning, completeness of cabinet contents, hydrant valve-strength and reach control.

What the Annual Controls Include

  • Pump set: weekly and monthly diesel-jockey trials and annual full-capacity performance curve measurement; suction-discharge gauges and pressure drop evaluation.
  • Line and network pressure measurement; flow verification at the end test valve.
  • Detection-gas release dialogue: zone detectors with delay time, auto-manual changeover and acoustic-optical alarm test.
  • Cylinder bank: leak monitoring by weighing or pressure reading; scheduling cylinders due for hydrostatic re-qualification.
  • Obstructions: stacked load/rack control above nozzles and detectors (the most frequent field non-compliance).

Legislation and Standards

Inspection periods are fixed by the Regulation on Protection Against Fire in Buildings and the maintenance-testing duty of Law No. 6331. Technical references: TS EN 12845 and NFPA 25 for sprinkler design and maintenance, the TS EN 15004 series for gas systems, NFPA 12 / TS EN 1089-3 for CO₂ and TS EN 12845 / NFPA 20 for fire pumps. Per the regulation, extinguishing systems are checked and reported at least once a year by authorised engineers; pump performance tests repeat at defined periods.

Risks and Operator Recommendations

The most frequent findings: a zone valve left locked closed, rack load above a nozzle, the main pump cycling unnecessarily because the jockey cannot match a hidden leak, and uncontrolled openings in gas protected rooms. Falling air pressure on a dry system may signal a cracked pipe — the alarm must never be silenced. Shift-based visual checks of cabinets and hydrants, combined with the annual report, secure a full score in audits. Post-rectification test records must be kept as closure evidence.

The control documents that the system is not only present but working and ready: water source-pumping, pressure-flow, nozzle-pipe integrity, release-detection chain, cylinder pressure-fill state and scenario verification.

Under the Fire Buildings Regulation and Law No. 6331, fire installations run annual periodic control; with NFPA 25 (water maintenance), TS EN 12845 (sprinkler) and EN 12094 (gas control devices) practice the water side stages into annual-three-five-ten yearly trials. A left-closed main valve, dead jockey or electric pump, blocked-painted-bent sprinkler head, missing spare head stock, cylinder under charge limit, disabled zone with strapped detector, mis-set delay-alarm microswitch and a room failing the enclosure test: these show the system is in a faulty, unreliable state. The report issues level tags and a timed correction plan; critical gaps are notified to the operator in writing for insurance and fire authorities.
